Question:
I don't understand the tax bill, can you explain?
Answer:
The Village of Pingree Grove has received numerous questions on the current tax bills and would like to further explain the line items listed as "SBA" and "Drainage" that are prompting these questions. In short, these categories are actually the Special Service Areas (SSA) attributable to your home. Kane County uses a different category and lists them as SBA's instead of SSA's. The Village has requested to have the title changed to SSA but at this time the County cannot make the change. The first line item is the Pingree Grv SBA 4. This item is a Special Billing Area 4 (Special Service Area 4) which is the maintenance charge for the upkeep of Cambridge Lakes. This covers, but is not limited to, the grass mowing, snow plowing, street repair, street sweeping and park maintenance. This line item can increase or decrease every year depending on the cost of the services. The second item, labeled Pingree Grv SBA #7 (or in some cases, SBA #2) is to pay back bonds for the infrastructure of Cambridge Lakes. The amount this year for Single Family homes for SSA (#2) is $1,646.08 and (#7) is $1,707.30. For townhomes/ duplexes SSA (#2) is $956.32 and (#7) is $990.26. These Special Service Areas are for the bonds that will be paid back over a 30 year period and will appear on your tax bill every year until paid. There is a lien placed on the home and once paid in full, this lien will be removed. This bill will stay with the house and does not follow the homeowner when they move. These two items (SBA #4 and SBA # 2 or #7) are added together to arrive at the total listed on the right of your tax bill under "Drainage".
